Why homeowners compare second-lien options
Your current mortgage stays in place
If your first-mortgage rate is worth keeping, a HELOC or fixed home equity loan may let you borrow only what you need instead of replacing the entire mortgage.
- Revolving access with a HELOC
- Predictable payments with a fixed equity loan
- Use funds for renovations or major expenses
- Compare options before choosing a structure

How do you want to access equity?
Common questions
Will a HELOC change my current mortgage rate?
No. A HELOC or fixed home equity loan is generally a separate second lien, so your existing first mortgage rate and term remain in place.
How much home equity may I be able to access?
Select programs may allow combined loan-to-value ratios up to 90%. The amount available depends on property value, existing mortgage balance, credit, occupancy, state, and program eligibility.
Is an appraisal always required?
No. An interior appraisal may not be required on some eligible files, but valuation requirements are determined after the property and loan scenario are reviewed.
Does using the calculator affect my credit?
No. The calculator uses only the values you enter and does not require a credit pull. A credit review may be required later if you choose to apply.
