Mortgage Rates Fall to 7.33% After Sharp Weekly Decline

The latest drop brings average top-tier 30-year fixed rates more than a quarter-point below last week’s peak.

Average pricing for a top-quality 30-year fixed mortgage reached 7.33% after another daily decline. The move was notably larger than the previous day’s change, putting rates more than 0.25 percentage point below the elevated levels recorded last week.

The improvement may not signal a lasting change. Recent bond buying has been closely tied to worries about technology companies, artificial-intelligence investment and debt connected to that sector. Those concerns can affect expectations for future economic growth and reduce pressure on Treasury yields, which help shape mortgage pricing. Inflation remains important, too; the latest inflation reading pushed rates upward, but other market forces outweighed that effect.

Investors may also be showing more interest in bonds now that 10-year Treasury yields have moved above 5.2%, a level some market participants view as attractive. Still, the article says the evidence is limited because technology-related fears drove much of the strongest buying. Mortgage rates could keep improving if those concerns deepen and economic activity weakens, but the recent decline alone does not establish a broad turning point.

Why it matters: Recent mortgage pricing is somewhat better for buyers, but the market may remain sensitive to technology fears, inflation readings and economic growth data.
