Keep rain moving away from the house

A simple drainage walk-through for gutters, downspouts, grading, and the places water tends to collect.

Follow ordinary rain from the roof edge to its outlet before choosing a gutter, grading, or drainage fix.

Check drainage by watching ordinary rain move from the roof edge to a safe outlet. Stay on the ground. Look for overflow, leaks at joints, disconnected downspouts, erosion, and water returning toward the foundation. Then check the inside for dampness. Do not climb a wet ladder or walk a roof to get a better view.

Gutters are only the middle of the system. A clean gutter can still discharge beside the house, and a long downspout extension cannot fix a low area that sends water back. Map the entire path before buying another pipe, drain, or waterproofing product.

Begin where the roof hands off the water

During steady rain, stand far enough back to see the roof edge. Water pouring behind a gutter, shooting over one section, or running down siding marks a failure in collection or flow. Note whether the problem is limited to one joint or follows a longer section. Dark streaks, peeling finish, softened trim, and splash marks can preserve the pattern after the rain ends.

Binoculars or a zoomed photograph can show debris and visible separation without a climb. Leave loose roofing, damaged flashing, high gutter work, and any access near overhead power lines to qualified people. Cleaning from an unstable ladder is not a reasonable trade for avoiding a service call.

Follow every downspout to its real destination

Watch each downspout outlet. Does water move away, pool at the elbow, cross a walkway, disappear into an unknown buried line, or circle back toward the wall? Check whether extensions are crushed, separated, or tipped uphill. A buried drain that backs up at the connection has supplied useful evidence even though the blockage remains hidden.

Apply the same observation discipline here: document where water appears and when. Do not assume a wet area beside a downspout came from rain if a hose bib, irrigation line, condensate outlet, or supply pipe shares the area.

Read the ground as part of the system

Walk the foundation perimeter after the rain has eased. Look for low spots, channels in mulch, exposed roots, washed soil, standing water, damp window wells, and splash against siding. Soil and hard surfaces should not visibly direct runoff toward the house. Keep weep openings, vents, and drains clear without piling soil or mulch against the wall.

Patios, driveways, and walks may create their own flow. A dry foundation wall beside a puddled patio is different from water pressing against the building. If an outdoor living area is part of the problem, the patio drainage plan helps separate surface layout from decoration decisions.

Trace the outlet too. Water sent across a neighbor's property, a public walk, an unstable slope, or an unapproved connection can replace one problem with another. Local drainage and stormwater rules vary. Ask the relevant local authority or a qualified drainage designer where discharge is allowed before changing the route.

Check inside while the weather still explains the clue

Visit the basement, crawl-space entrance, garage edges, and rooms below known roof or gutter trouble. Look and smell for new dampness, staining, mineral residue, lifted flooring, or mustiness. Do not enter a flooded area, disturbed crawl space, or any place with electrical hazards, unstable material, sewage, or suspected contamination.

Make a drainage map before commissioning a cure

Draw a rough outline of the house and mark roof valleys, downspouts, hard surfaces, slopes, drains, outlets, and wet areas. Add arrows for visible flow. Photograph the same trouble spots during rain and after the surrounding ground has drained. A contractor can work with a map; “the basement sometimes smells damp” invites guessing.

Ask any contractor to identify the water source, proposed destination, installation depth or slope where relevant, access needs, maintenance points, and what happens when the system is overwhelmed. A pump or buried pipe creates future inspection and maintenance work. That obligation belongs in the proposal with the promised benefit.

Ground-level debris, an obvious disconnected extension, or a blocked surface drain may be reasonable homeowner work. Persistent foundation water, buried-line failure, major grading, retaining walls, roof-edge repairs, and below-grade drainage deserve the appropriate drainage, roofing, landscape, or foundation professional. Local rules can also control where runoff may discharge.

Our view: installing a drain before tracing the water is backwards. Follow the flow first, then fix the point where the path actually fails.
