A crawl-space inspection should cover access limits, moisture and drainage, visible structure, pests, insulation, ducts, plumbing, electrical conditions, and the way the space is vented or conditioned. The report should locate each finding, attach photographs, record measurements when taken, and say plainly what the inspector could not see. Homeowners should not enter an unsafe crawl space to prepare for the visit.
Give the inspector the history before the hatch opens
Send prior inspection and pest reports, drainage or foundation work, plumbing repairs, insulation or duct projects, flood dates, musty-odor complaints, and photographs of past water. Note when symptoms appear: during rain, after irrigation, in a heating or cooling season, or after a long vacancy. Point out the crawl-space access from outside the confined area and mention known wiring, animals, sewage, standing water, damaged supports, or suspected asbestos-containing material.
Clear normal household items away from the access without opening it or reaching inside. The inspector decides whether entry is safe. Standing or moving water near electricity, sewage, unstable framing, exposed energized parts, limited clearance, poor air, pests, heat, and other hazards can require a stop or a different specialist. An inspection limitation is not a failure when the reason and unobserved area are documented.
Ask for a location map, not a bag of photos
The report should name the access point and describe how far the inspector traveled. Each image needs a direction, grid, room above, pier line, or other repeatable location. Wide views establish context; close views show the condition. Ask the inspector to distinguish direct observation from an inference and to list inaccessible bays, blocked surfaces, stored material, insulation, ground cover, or finished assemblies that limited the work.
InterNACHI's professional crawl-space checklist separates access, vented or unvented design, ground vapor control, grade and drainage, foundation and framing, mechanical/electrical/plumbing systems, environmental observations, photographs, measured values, and inspection limitations. That is a useful scope menu. Its code dimensions and ratios are not a universal diagnosis, because adopted codes, climate, construction, and the inspection agreement vary by location.
Keep five finding groups separate
Water first. Require locations for standing water, damp soil or ground covering, staining, corrosion, condensation, efflorescence, odors, visible growth, plumbing leakage, foundation entry, and drainage clues. EPA says moisture control is the key to mold control and advises fixing leaks and seepage. It also says wet or damp materials should be dried within 24 to 48 hours in most cases to discourage mold growth.
Next, ask for visible foundation walls, piers, posts, beams, joists, subfloor, connections, bearing, damage, and signs of movement without calling every stain structural failure. Pest evidence should identify the location and type of visible sign, not jump to a species or active-infestation claim the inspector cannot support. Insulation and ground coverings need condition, continuity, displacement, wetting, and visible gaps. Ducts and pipes need leakage, support, insulation, condensation, or damage observations. Wiring, boxes, equipment, and gas lines should be reported only to the limits of the inspector's scope, with qualified trades recommended where needed.
Treat readings as evidence, not verdicts
Ask what instrument was used, where, on which material, and under what weather and operating conditions. A relative-humidity reading is one moment. EPA notes that moisture behavior differs by climate and construction; its homeowner mold guide suggests keeping indoor relative humidity below 60 percent where possible, ideally 30 to 50 percent, but that range does not by itself diagnose a particular crawl space or dictate venting, encapsulation, or dehumidification.
Sampling is not an automatic add-on. EPA says visible mold usually does not require sampling and notes there are no federal mold or spore limits for using a sample to prove compliance. If hidden growth, health concerns, broad water damage, sewage, or uncertain material is involved, ask what qualified professional should define the next scope rather than buying a generic test panel.
End with decisions and limits
My view: a short report with ten mapped findings beats a long report full of unlabeled crawl-space photos. Require an urgency level, the evidence behind each recommendation, the trade that should investigate, and whether reinspection is needed after access or repairs improve. The report should also state whether active water, unsafe electrical conditions, sewage, suspected structural instability, or air-quality concerns restrict occupancy or work, without making a promise outside the inspector's license.
Save the report beside your gutter and drainage observations and foundation record. That history lets a later professional compare locations and timing instead of starting over with a dark hatch and no context.
